Poznań’s Apartment Prices Skyrocket Driving first-time buyers crazy!

The dynamic evolution of Poznań’s real estate market has provided prospective buyers with customization opportunities, yet the soaring prices per square meter in major cities pose challenges. Analysts from rankomat.pl delved into the demand for apartments in provincial cities, scrutinizing both primary and secondary market prices from the last quarters of 2022 to 2023. It turns out its getting harder and harder for first-time buyers!

On the primary market, Poznań stands out as a sought-after location, witnessing consistent development and a rising price trend. In the fourth quarter of 2023, apartment prices in 11 out of 18 provincial cities, including Poznań, surpassed the PLN 10,000 per square meter mark. The surge in new apartment prices is attributed to inflation, reaching double-digit rates the previous year, as highlighted by Konrad Pluciński, an analyst at rankomat.pl.

Factors influencing apartment prices encompass location, accessibility, green spaces, size, and building type. Despite these considerations, the average price of apartments in Poznań in the last quarter of 2023 reached PLN 12,332.

Shifting focus to the secondary market, which includes previously inhabited or used properties, prices generally tend to be lower than on the primary market. In the last quarter of 2023, apartments in Poznań on the secondary market were priced at PLN 11,316. The ongoing surge in prices and the city’s increasing popularity raise questions about Poznań’s position among the most expensive cities in Poland.
